The Bates-Morse Mountain Conservation Area (BMMCA) comprises some 600 acres of permanently protected salt marshes and coastal uplands, extending from the Sprague River to the Morse River and to the upland edge of Seawall Beach. This important track of land was conserved though the foresight and generosity of the St. John family.

The Morse Mountain Road offers one of the best walks in Small Point, starting at the car parking area off Route 216, over marshes, over hill and dale and through coastal forests. The property is now owned by the BMMCA Corporation, a non-profit organization.
